Buy or refinance premises
Owner-occupier commercial mortgages from £100k to £5m. Up to 75% LTV, up to 25-year terms.
Growth finance
Business growth finance shaped around your plans, not the bank's standard form. From £25k to £10m, bizbritain builds the facility around your next steps.
We work case-by-case to source the right facility. We're a credit broker, not a lender.
What it's for
Whether it's stock for a new contract, premises for a second site, equipment to take on the work, or a strategic acquisition, we shape the facility around the move, not the other way around.
Owner-occupier commercial mortgages from £100k to £5m. Up to 75% LTV, up to 25-year terms.
Hire purchase or finance lease for plant, vehicles, and machinery. Fixed monthly cost, asset secured.
Trade, stock and import finance alongside term loans and revolving facilities. Bridge a stock buy, fund a contract win, smooth payroll across a gap.
Headcount-led growth where revenue lags hiring cost. Structured to match your ramp curve.
Up to 90% of invoice value, paid the same day. Selective or whole-book. Up to £5m in funding limits.
Buy a competitor, complete a management buyout, or fund a bolt-on. Cashflow-led structures up to £10m.
Which facility fits
Tell us what the money needs to do, and we'll route you to the right structure. This is how we think about it before we've even spoken.
| The money is for | Usual best fit | Why it fits | Typical range | Typical time to funds |
|---|---|---|---|---|
| Buying or refinancing premises | Commercial mortgage | Long terms match a long-life asset. Up to 25 years, owner-occupier LTV usually up to 75%. | £100k – £5m | 6–12 weeks |
| Equipment, vehicles or plant | Asset finance (HP or lease) | Priced on the asset itself, so approval often rests on the kit, not just the accounts. | £25k – £2m | 2–4 weeks |
| Paying suppliers before customers pay you | Trade or stock finance | Pays suppliers up front and repays from the sale. Assessed on the transaction, not just the headline numbers. | £25k – £2m | 2–4 weeks |
| Waiting on unpaid invoices | Invoice finance | Releases up to 90% of the invoice value, paid the same day once the facility is set up. | Up to £5m | 1–3 weeks to set up |
| Hiring, marketing or a new contract | Term loan or revolving credit | Flexible use of funds. A revolving facility suits lumpy, seasonal cashflow. | £25k – £500k | 2–4 weeks |
| A step up the high street said no to | Growth Guarantee Scheme facility | A 70% government guarantee to the lender often unlocks a yes. You stay liable for the full loan. | £25,001 – £2m | 4–8 weeks |
| Buying another business | Acquisition finance | Cashflow-led structures sized on the combined business, not just yours today. | Up to £10m | 6–12 weeks |
Ranges and timings are typical, not promises. Every case is priced on its facts, and we'll give you the realistic version in the first conversation.
The specialist panel
The high street is one lender with one credit policy. We hold relationships with more than a hundred (challenger banks, specialist funds, asset financiers, invoice financiers, and Government-backed schemes), and we know which credit teams will say yes to your case before we send it.
How it works
Independent advisory, fixed fee schedule, zero lender commission on advisory transactions. The same fee schedule applies whichever lender we recommend, so our advice is unbiased.
Five-minute call or the form below. Amount, purpose, trading history, security available.
We work through the panel, route to the credit teams we know will say yes. No mass-shotgun applications.
We come back to you with the viable options that fit your circumstances and explain them in full.
Accept the offer, we cross the t's and dot the i's with the funder and stay by your side until you have the funds.
Eligibility
Growth finance is for trading businesses with a clear use of funds and the ability to repay. Tick most of the boxes below and we should be able to help.
Adverse credit, short trading history, declined elsewhere?
Our specialist panel exists for cases the high street won't touch. Adverse credit, CCJs, recent restructures, short books: case-by-case is what we do.
Straight answers
Lenders price risk. These five things move the rate more than anything else.
Sometimes the honest answer is not yet. If repayment depends on a one-off spike, or there's no clear source of repayment, a loan doesn't fix the problem. It defers it, with interest.
If that's your case, we'll say so before you sign anything. We'll also tell you what to fix first: margins, debtor collection, or the order book. Come back six months stronger and the market prices you differently.
Turning a case away costs us a fee. Recommending the wrong facility would cost you far more. That trade is the whole point of advice.
Sub-£100,000 facilities
For any facility up to £100,000, we check Start Up Loan eligibility first. If eligible, you pay nothing. Our advisory fees only apply where Start Up Loans are unavailable for your business.
Our fees
On advisory transactions we are paid by you, not by lenders. A marginal-rate fee from 3%, falling as the facility grows, with a retainer that is credited in full against the success fee at completion. If all lenders decline, no success fee is charged. bizbritain carries that risk.
Marginal-rate model
Each percentage applies only to the portion of your facility within that band. From £25,000 to £10m.
Retainer credited
Paid on signing, credited in full at completion. The only fee you pay if no lender offers you a facility.
Zero lender commission
We accept no introducer commission, procuration fees, or arrangement income from lenders on advisory transactions.

bizbritain finance acts as a credit broker, not a lender. We do not make credit decisions, and we do not lend to customers directly. Instead, we introduce customers to lenders and other finance providers. Some of the products we offer are regulated by the FCA, while others (such as finance for limited companies) are unregulated. Consumer credit products are subject to FCA rules, while unregulated finance does not offer the same protections.
We may receive a commission or fee from lenders or finance providers for introducing customers. This does not affect the interest rates or terms you are offered. You are under no obligation to use our services or accept any product shown to you.
